Decluttering Your Georgia Mountain Home Is Crucial

Declutter your home to help it sell fasterWhen a home is listed for sale, its “clutter” can be the difference between a rapid sale and no sale at all.

Clutter, in its strictest sense, is defined as anything untidy; or in a disorderly state. In real estate, the term is broadened to include unnecessary furniture pieces; unwieldy artwork or collections; stacks of papers and/or magazines; and anything that otherwise restricts the open flow of a home’s floor plan.

In other words, clutter is anything that distracts from your home’s natural footprint.

As a Home Seller in Hiawassee or Blairsville, understanding how your home’s clutter can affect a buyer is paramount to helping your home sell faster, and at a higher contract price. First, there’s the psychological angle. A potential home buyer may see clutter and think “mess”. Few people want to buy a house they find messy or otherwise disorganized. Winter Blues? Warm Up At Home

red-wall-doorFor many of us, winter means more time spent inside and less time spent in the great outdoors, which can often lead to a classic case of Cabin Fever and winter blahs. According to Debra Duneier, author and creator of EchoChi, with a few simple steps, you can transform your home into a place that makes you feel happier and healthier this winter:

Use color creatively. Add warmth and excitement to your life by accessorizing your home with red, yellow and orange, says Duneier. These colors have a stimulating Chi (energy vibration) and have the energy of summer. This invigorates our environment, making us feel more optimistic and energized.

Bake something. Turn on the oven to fight off the wintery chill. After all, who doesn’t feel better by the smell of chocolate chip cookies baking? Try a variety of ingredients like vanilla or cinnamon and experiment with baking an old family recipe, advises Duneier. Winter provides the perfect opportunity to slow down and reconnect to your home and family through baking. ( I can literally smell Chocolate Chip Muffins as I write this post!)

Use fragrance to bring the outdoors in. Scented candles can be especially helpful in the winter when we spend so much time indoors. Home fragrance can reconnect us to the natural world through our sense of smell. The scents of flowers, fresh rain, the forest, or ocean air are all essential to our well-being. Choose candles made of soy or bees wax with 100 percent cotton wick to ensure a toxic-free experience.

Although it has been a very mild Winter here in the North Georgia Mountains compared to last year, I am always ready for Spring. I don’t know about you, but smelling those muffins didn’t really make me think of Springtime!

    How To Clean Your Microwave Without Harsh Chemicals

    Clean microwaves, organicallyMicrowaves are often well-worn. Spills and splatters dot their ceilings; splattered food stuffs line their walls.

    To clean your microwave, you can use the harsh chemicals on sale at supermarkets and hardware stores, or you can apply an all-natural approach which yields the same results, with only slightly more preparation time.

    The extra time may be worth it, too, considering that the chemicals of an over-the-counter cleaner may seep into your foods over time.

    To keep your microwave fresh and clean, using organic materials only, here’s what to do :

    1. Unplug your microwave from the wall for safety.
    2. Gather a microwave safe bowl; 1 1/4 cups of water; a lemon; baking soda; white vinegar; and cleaning cloths.
    3. Slice the lemon and place the slices into your bowl. Add the water.
    4. Heat the bowl in the microwave for 7 minutes. Leave the microwave door closed for an additional 5 minutes.
    5. Remove the bowl (CAUTION : Bowl will be hot).
    6. Remove the microwave’s glass cooking surface and wheel system. Hand wash and set aside to dry.
    7. Dip a clean cloth in the lemon water mixture.
    8. Wipe down the microwave’s exterior and interior surfaces, re-moistening the cloth as required.
    9. Moisten a clean cloth with vinegar. Wipe down the microwave door’s interior surface.
    10. Replace glass and wheel system, and plug the microwave back in to the wall.

    If you find lingering stains in your microwave, mix baking soda with water to form a thick paste. Dip a corner of your cleaning cloth into the paste and apply it to the stain directly, gently rubbing in a circular motion until the stain is gone.

    Microwaves should be cleaned at least once weekly for optimal performance. (Someone needs to tell my wife this…..but it isn’t going to be me!)

    Lake Nottely Real Estate Market Report August 2011

    August 2011 Lake Nottely Market Report

    It is Labor Day 2011, and Real Estate has been good on Lake Nottely this year. There are 5 Homes on Lake Nottely currently Under Contract.  Should they close, we could have more than 20 Homes Sold on Lake Nottely this year. Compared to only 8 all of last year, I would say that is pretty good. There  has been 14 Homes and 1 RV Sold on Lake Nottely year-to-date.

    There were 8 Homes Sold on Lake Nottely in 2010. The Median Sold Price was $349,250. The highest priced home sold was $642,396, and the lowest was $137,000. They sold at and average of 76% of the original List Price and was on the market an average of 235 Days. In 2011, there have been 14 homes that have sold and closed. The Median Sold Price is currently $360,000 with the highest sale this year being $660,000 and the lowest being $180,000. Homes have been selling this year at 78% of original list price with an average of 240 Days On Market. So even with all of the Foreclosures and Bank Owned Properties that have plagued not only Lake Nottely Home Values, but all Homes of Blairsville Georgia, we have still seen a rise in Average Sales Prices.

    Sales of Lake Front Lots on Lake Nottely have not been as favorable as Residential Sales, at least according to the numbers derived from our Northeast Georgia Board of Realtors® MLS. So far this year there has only been 7 Lot Sales. The Median Sold Price for those lots has been $102,888. The highest priced Lake Nottely Front Lot sold this year was $217,500, and the lowest was $64,286. The Average Days On Market is currently 268 days with Lots selling at 60% of Original Listing Price. There has been many Bank Owned Lake Front Lots that have sold, as well as Investors who have sold Lake Nottely Lots at auction. I do not have the numbers on those sales.

    Housing Starts Signal A Strong Fall Season

    Builders are busy once again, at least in some regions of the country. Here in the North Georgia Mountains New Construction Permits are still very low.

    According to the Census Bureau, Single-Family Housing Starts rose to 453,000 on a seasonally-adjusted, annualized basis in June – a 9 percent spike from the month prior and the highest reading in 3 seasons.

    A “Housing Start” is defined as a home breaking ground on new construction.

    June’s reading is largest one-month jump since June 2009. The reading surprised Wall Street despite that the Home Builder Confidence survey may have foreshadowed the results.

    Monday, the National Association of Home Builders reported that builders are more confident about the future of the new home sales market, and forecast a large increase in sales over the next 6 months.

    For buyers of new construction, the news is mixed. Rising confidence may mean that builders in Blairsville are less willing to negotiate on upgrades and/or price, but rising construction levels add inventory to an already fragile market.

    Adding to the nation’s home supply without a corresponding increase in buyer demand shifts negotiation leverage away from builders.

    The Census Bureau also reported on Building Permits.

    In June, permits for single-family homes rose by 1,000 units nationwide on a seasonally-adjusted, annualized basis. This, too, bodes well for housing because 89 percent of homes with permits start construction within 60 days.

    Momentum should carry forward into fall.

    Your Garden Got Weeds?

    If you’ve spent time making your garden look great this spring, you’ll want to spend time helping it stay that way through the summer. This brief video will teach you how to keep your yard pest- and weed-free using eco-friendly products and nature, itself — all without the use of dangerous chemicals.

    Some of the tips in the video include:

    • Planting flowering nectar-bearing plants to attract “beneficial” insects
    • Using electronic repellents and netting to keep pests away
    • Adding a bird feeder to your yard

    And, of course, you’ll want to use all-natural pesticides made from the extracted oils and fruits and spices which, when combined, keep weeds and bugs under control.

    One thing to remember with respect to lawn care, though, is that ”organic” doesn’t always mean “greener”. Spot-application of a chemical-based product may best for your lawn’s particular needs, and you should consider using harsher, traditional pesticides when needed.

    When in doubt, talk to a lawn care specialist.
