Looking forward to the 2010 Fall Festival? With its mild temperatures and beautiful scenery there is no better place to be than the North Georgia Mountains in the Fall. Each October, the 9-day event features exciting musical performances, educational demonstrations, a flower show and the ever-popular Georgia’s Official State Fiddlers’ Convention.

The Georgia Mountain Fairgrounds plays host to several popular annual events including the Georgia Mountain Fair, the Georgia Mountain Roots & Music Festival, the Superstar Concert Series, the Georgia Mountain Fall Festival and Georgia’s Official State Fiddler’s Convention.

A Simple Explanation Of The Federal Reserve Statement From September Meeting

Putting the FOMC statement in plain EnglishToday, in its 7th meeting of the year, the Federal Open Market Committee voted 9-to-1 to leave the Fed Funds Rate unchanged.

The Fed Funds Rate remains at a historical low, within a Fed’s target range of 0.000-0.250 percent.

In its press release, the FOMC said that the pace of economic recovery “has slowed” in recent months. Household spending is increasing but remains restrained by high levels of unemployment, falling home values, and restrictive credit.

For the second straight month, the Federal Reserve showed less economic optimism as compared to the prior year’s worth of FOMC statements dating back to June 2009. However, the Fed still expects growth to be “modest in the near-term”.

This outlook is consistent with recent research showing that the recession is over, and that growth has resumed — albeit at a slower pace than what was originally expected.

The Fed also highlighted strengths in the economy:

  1. Growth is ongoing on a national level
  2. Inflation levels remain exceedingly low
  3. Business spending is rising

As expected, the Fed re-affirmed its plan to hold the Fed Funds Rate near zero percent “for an extended period”.

There were no surprises in the Fed’s statement so, as a result, the mortgage market’s reaction to the release has been neutral. Mortgage rates in Georgia are thus far unchanged this afternoon.

The FOMC’s next meeting is a 2-day affair scheduled for November 2-3, 2010.

However, since homes are one of the largest purchases most of us will ever make, home buyers should take reasonable steps to protect themselves in the home buying process. This series of posts will contain some general suggestions on how buyers can do this.

The information that I am providing to you is taken from Form F-13 Protect Yourself When Buying A Home from the Georgia Association of REALTORS®, Inc.

4. Have The Home Inspected For Termites And Other Wood Destroying Organisms

Termite damage to homes in North Georgia is very common. Before buying a home, buyers are therefore encouraged to have their homes inspected for evidence of termites and other wood destroying organisms. In Georgia, this inspection can only be performed by a Licensed Georgia Pest Control Operator. The results of the inspection should be contained in an official Georgia Wood Infestation Report, which among other things identifies areas in the house where there is evidence of both past and present infestation from termites and other wood destroying organisms.

3. Inspect The Neighborhood Or Area In Which The Home Is Located.

The neighborhood in which a home is located can be as important as the home itself. Buyers should familiarize themselves with the neighborhood in which the homes they are considering buying are located to determine if there are any objectionable conditions nearby. If buyers go far enough away from any home, they will eventually discover some neighborhood condition that they wish were not there. What those conditions are and how far away they need to be from a house before they are no longer concern is a decision that only the buyer can make. For example, a nearby grocery store may be a convenience for some buyers and a disruptive commercial use for others. Buyers can also contact local governmental planning officials to determine what changes, if any, are anticipated in a neighborhood over time.
