You Need A Landlord Insurance Policy If You Plan To Rent
The ranks of the landlords are growing. Along with an increasing number of “accidental landlords”, real estate investors now account for close to 20 percent of all home resales, according to the National Association of REALTORS®.
If you plan to buy a rental property in here in the North Georgia Mountains, or to convert your current residence for long-term rental, make sure your home is properly insured.
A traditional homeowners insurance policy may be unsuitable for landlords.
A landlord insurance policy typically covers the home itself; the owner’s possessions in the home; structures on the land including garages and sheds; and, minimal liability coverage in the event of injury or lawsuit.
It’s common for landlords to increase that minimal liability coverage, adding an umbrella policy for $1,000,000 or more. Umbrella policies protect your home from an unfavorable lawsuit related to just about anything — housing-related or not.
Optionally, a policy may includes provisions for “lost rental income”.
Annual premiums for a landlord insurance policy are often 20% more costly than for a standard homeowners policy. This puts the average landlord insurance premium near $950 per year.
Premiums vary by state, too. The top 3 most expensive states in which to insure a rented home are:
- Texas : $1,752 per year
- Florida : $1,668 per year
- Louisiana : $1,386 per year
At $464 per year, Idaho is the least expensive state in which to hold a landlord insurance policy.

Do You Love To Fly-Fish? Looking For A Place To Stay?
Late last year I had the good fortune of meeting Dan Levin and his family from the Orlando Florida area. What a GREAT Family! I got to tell you, we had a blast in both looking for property and negotiating for it. To tell you the truth, I do not know which we had more fun doing.
Dan and his family purchased a Toccoa River Front Home along one of the most highly desired stretches of the River. Their River Home is located just outside of Blue Ridge, GA. in an area known as Fish Trap Trail. Named appropriately because of the 3 natural Indian Fish Traps along the Toccoa River . If you are not familiar with exactly what a Fish Trap is, it is where the Indians would stack the rocks along the river bed to form an arrowhead like shape to trap the fish so that they could spear them or catch the fish in a basket. These Fish Traps are still somewhat used today, except you use a Fly Rod instead of a Spear!
The Toccoa River Cabin is the perfect place for you or your family to come and stay while visiting the North Georgia Mountains. Even if you are not an avid Fly-Fisherman, it is a very warm and inviting Mountain Home. The Levin’s have really done a great job with the decor’ and preparing this River Front Home to accommodate various lifestyles and guests. You will enjoy River Front and Mountain Views and Relaxation! Take a Tour of the Toccoa River Cabin and see for yourself, it is a GREAT place to stay.

Anybody that Fishes knows where Curtis Switch is located. There are so many other Things To Do in and around Blue Ridge, and I am sure there is something for everyone.

The Secrets of a Successful Mountain Cabin Rental!
It’s a foggy crisp fall morning in the North Georgia Mountains.
You walk out on the dew dampened front porch wrapped in your wool blanket. As you bend down to sit in the porch rocker, you notice a faint silhouette of what appears to be a deer. Then, just as you get comfortable and begin sipping on your coffee, there they are….2 small fawn cautiously appearing from no where.
Now that is what I call “True freedom from anxiety!”

I was also able to catch up with Dan Barton from First Class Cabin Rentals of Blue Ridge, GA. during one of his busy days of managing his family owned cabin rental business with wife Gayle. Both had great thoughts and views of what has been successful for them.
