October 2008 Georgia Mountain Residential Real Estate Market Report
Welcome to “The Porch.” Every month I post various reports for those interested in what is going on in the Real Estate world up here in these beautiful Georgia Mountains. These reports include the Ellijay, Georgia area of Gilmer County, Blue Ridge, Georgia and surrounding areas such as Mineral Bluff and Morganton in Fannin County, and also Blairsville, Georgia on over in Union County.
In months past I have kind of lumped all of the counties together so that you can see more easily exactly what is going on in each county and how they compare. Well this month I have compiled the data a little more in detail. I have gone back within our Northeast Georgia MLS and pulled data from there back to May of this year.

These next series of reports focus on the Average Days that a home stays on the Market. This helps us as Realtors to determine the number of days we can expect a home to stay on the market when it is priced accordingly and in the market. This is very important information to share with future clients just before you list their home. You will sometimes see Days On Market abbreviated as DOM.



I find these next series of Reports to be very interesting. These reports tell us at todays current sales rate, just how many months it would take to sell all of the inventory that we have in that particular market. I have also included the National Association of Realtors numbers that they compile as a National Average so that again you can compare our market to that of the Nation.
